House Rules

- Pets must disclosed prior to your stay. Dogs only. More than one dog is subject to additional charges. Pets are not allowed on furniture, and waste should be properly disposed of.

- For insurance and local code compliance, the booking guest must complete the guest registry and emergency contact form. Failure to complete this form will result in your booking being cancelled.

- Guests shall not move furniture.

- Guests shall not enter or park in the garage area.

- No parties or events without manager/owner consent. Quiet hour is 10pm. After this time any outdoor activities should be limited to quiet conversation. We utilize party monitoring solutions to ensure quiet hours are observed.

- Limit of 6 cars on site, and all cars must be parked on the upper driveway.

- All guests should be booked via the reservation platform. Unaccounted guests will be billed against the security deposit at the current extra guest rate listed on our website on a per person/per night basis. We reserve the right to review external security camera footage and other sources to make this determination.

- Guests agree that any evidence of smoking/vaping indoors will result in the entire security deposit being forfeited.

- The cleaning fee covers housekeeping services after check-out. Cleaning supplies and detergent are provided for any cleaning you may need to do while at the house.

- Guests are expected to return dishes and cookware clean, and may leave the dishwasher running when they check out. Guest should NOT run the self-clean cycle on the oven.

- Guests should consider purchasing travel insurance (often available through your credit card). No refunds will be given if your trip is curtailed due to severe weather, government restrictions, travel delays, or other force majeure events.

Loft Floor:
Loft area includes a double bed, single bed, and an en suite bathroom with shower.

Main Level:
Primary Bedroom contains a king bed and has an en suite bathroom with shower.

The middle bedroom has a queen bed. The back bedroom has 2 twin beds. Full Bathroom accessible in the hallway.

The living room and eat in kitchen are open concept and contain an electric fireplace.

Total Beds In the Home: 1 King, 1 Queen, 1 Full, 3 Twin.

Multiple decks and patios to enjoy the outdoor.

Dock access across the street via the homeowner's home during all seasons except winter. (the lake freezes over). Kayaks and paddleboards will be available to guests in summer.
Guest access
You will have access to the entire home except the basement level. Additionally, during the summer you may access the lake via a dock across the street at the homeowner's lakefront property. The dock is not available in the late fall through spring due to the lake freezing over.

The basement level is not accessible to guests.
Additional notes
The only pets allowed are dogs. You must disclose and discussion your pet prior/when booking. More than one dog is a case by case decision and subject to additional charges.

The homeowner may occasionally need to access the basement, but will not access that space through the home. Guests should not park blocking the lower driveway.

Neighborhood overview
Swinging Bridge Reservoir is the largest largest lake in the Sullivan Catskills, and one of the few that allows motor boats. You'll feel removed from the city, but still within 20 minutes of groceries and things to do. The neighborhood is a mix of seasonal homes and year round residents. A public boat launch is nearby, and just around the corner are two full services marinas--Starlight and Swinging Bridge Marinas.
Getting around
I recommend having car for your stay. Taxis are available, but ride sharing services are more sparse. Rental car services are available in Monticello for those arriving by bus, or in Middletown or Port Jervis for those traveling via Metro North.

Otisville and Port Jervis Metro North Stations are each approximately 30 minutes drive from the house. Middletown Station is about 45 minutes. The trip from NY Penn Station to Otisville is about 2 hours. Train access is great if you having members of your group who need to arrive/depart at different times.

Catskills Carriage is a luxury express service from NYC to Monticello, and the Shortline provides service between the city and Monticello as well.
