This listing is adjacent to our listing "Lakefront Haven Home" that will also be available to rent in late Fall 2022. The cottage and the main house can be rented independently or together. The dock is the primary shared amenity between the two homes.

House Rules

- For insurance and local code compliance, the booking guest must complete the guest registry and emergency contact form. Failure to complete this form will result in your booking being cancelled.

- Guests shall not move furniture.

- No parties or events without manager/owner consent. Quiet hour is 10pm. After this time any outdoor activities should be limited to quiet conversation. We utilize party monitoring solutions to ensure quiet hours are observed.

- Limit of 2 cars on site, and all cars must be parked on the driveway.

- Guests agree that any evidence of unauthorized pets or smoking/vaping indoors will result in a negative review, additional charges, and ban from future bookings of our properties.

- Guests are expected to return dishes and cookware clean, and may leave the dishwasher running when they check out. (Detergent is provided) Guest should NOT run the self-clean cycle on the oven.

The space
Large back deck with outdoor seating to enjoy the lakefront breezes, sunsets, and stars here in the Catskills. Deck includes a grill and table seating for 4. U shaped dock is shared with our neighboring listing. The flat backyard has a fire ring available for your use as well.

Bedrooms and bathrooms are as follows:

Main Level:
Bedroom 1: Queen Bed, Closet
Bedroom 2: Queen Bed, Chest of Drawers
Bedrooms 1 and 2 share a bathroom with tub.
Guest access
You will have access to the cottage house and outdoor areas including the shared dock. The driveway is circular. Guest should park on the cottage side of the driveway.
Additional notes
As noted earlier, this home is part of a family complex with our listing "Lakefront Haven House" next door, which can rented in tandem with this home or independently. The homes are within view of each other and shares some amenities. However, they are fully separated and private from one another.

The dock is not available from early November until the lake has thawed and levels stabilize in late spring.

Neighborhood overview
Swinging Bridge Reservoir is the largest largest lake in the Sullivan Catskills, and one of the few that allows motor boats. You'll feel removed from the city, but still within 20 minutes of groceries and things to do. The neighborhood is a mix of seasonal homes and year round residents. A public boat launch is nearby, and just around the corner are two full services marinas--Starlight and Swinging Bridge Marinas.
Getting around
We recommend having car for your stay. Taxis are available, but ride sharing services are more sparse. Rental car services are available in Monticello for those arriving by bus, or in Port Jervis for those traveling via Metro North.

Otisville and Port Jervis Metro North Stations are each approximately 30 minutes drive from the house. The trip from NY Penn Station to Otisville is about 2 hours. Train access is great if you having members of your group who need to arrive/depart at different times.

Catskills Carriage is a luxury express service from NYC to Monticello, and the Shortline provides service between the city and Monticello as well.
